A computer-updated revaluation of property within the Town of Rutland is scheduled to be completed for the 2010 assessment year.  Revaluations are necessary periodically for the following reasons:

1. inequities may exist within classes of property;


2. inequities may exist between classes of property;


3. a municipality must be at 100% of market value at least once in a four year period to stay within state compliance laws.

Only buildings that have sold in the last three years or any buildings that have been updated or built in 2009 will be viewed.   The assessor will do a market analysis of the model arm's length sales.  All properties will be revalued to full market value using the current computer files developed in the 2005 revaluation project and then comparing them to the sales models.
